As of 1/1/25 office construction is complete. We await generator and car charging station. Landscaping will be completed in the Spring. Looking for tenants and receptionist.
Controversy- The building inspector rejected occupancy permit because of an "illegal sign." According to building code, "occupancy" applies to the condition of the building, not the land. Nevertheless, denial of the sign permit necessitated legal action which is pending in Hampden Superior Court. Our position is that the sign was permitted because it was on plans approved by the Planning Board, whose role is to ensure complaince with Bylaws

Additionally, the Massachusetts Dept. of Trans. declared that the wall with the lion interfered with the buffer zone and endangered the public ( drivers who wander off the highway). We remain in Court on this matter.
Status of rentals- one tenant, an aethetician, who stayed 2 months before deciding to relocate into a salon because occupancy had not been obtained. (see above). Some rooms potentially available. Best occupants- non-profits, health professionals, financial professionals, at-home workers who want a change in scenery, and lawyers.

New direction- the primary focus of Black Fang will now be that of a public museum. There is more need for that in the area than office space!
